The Western Land & Lifestyle Report
July 2026 Web Edition
Dedication
This edition is dedicated to the firefighters, first responders, ranchers, volunteers, dispatchers, and neighbors serving during the Aspen Acres Fire.
From the Desk of Ruthie
One conversation has stood out this month: buyers are asking what it truly takes to own mountain property well. Questions about wildfire mitigation, insurance, wells, septic systems, road access, and long-term stewardship have become just as important as bedrooms and square footage.
Regional Market Snapshot
June brought healthy inventory across Teller, Douglas, and Fremont Counties. Douglas County continued to show strength in the luxury market, Teller County remained active for mountain homes and acreage, and Fremont County continued to offer excellent value for buyers seeking space and lifestyle properties.
Stewardship in the Mountains
Mountain ownership carries responsibility. Maintaining defensible space, reviewing insurance annually, preparing emergency plans, and caring for the land are investments in your family, your property, and your community.
Community Spotlight
Victor Gold Rush Days and the Pikes Peak or Bust Rodeo celebrate the history and western heritage that make our region unique.
Closing Thoughts
Thank you for reading. Whether you own a home, cabin, or ranch, I hope this report helps you become a better steward of the land. Take care of the land. Take care of one another.
