As we are quickly approaching the First day of spring, I can see the signs all around. Calves are being born and playing, birds are coming back, and I find myself with the urge to spring clean. Let’s start with Active listings on the market in February 2023. There were 57 active listings on the market which is up from 32 in 2022.
In February, the average Days on Market were 4 Days. The median sales price was $489,000. In 2022 the median sales price was $364,450 with Days on Market of 14.

Land Listings
Active listings on the market in February 2023. There were 72 active listings on the market which is up from 35 in 2022.
The average Days on Market was 38 Days. The median sales price was $39,000. Compared to 2022 where the median sales price was $39,900 with Days on the Market of 14.
January saw 12 properties sold in the Cripple Creek Victor Area, with an 95.6% chance of selling at listing price.
The market is starting to shift to a buyers’ market. It is not there yet, but the trend is leading that way. Residential sales have slowed a little, and vacant land is where a lot of people are looking.
